What is it?

What are special valuations?

We value what does not fit a standard appraisal: industrial property — the building, the plant, the logistics warehouse and the land — and also the business, the productive unit and the intangible assets that generate its value.

Every engagement is valued under RICS Red Book standards as a regulated firm, with fiscal and transaction validity and validity for corporate operations. Depending on the asset, the report combines the measurement of areas, a planning analysis, market comparables, the capitalisation of rents, the discounted cash flow (DCF) of the productive unit and the valuation of intangibles (brands, patents, goodwill).

The scope covers standalone industrial buildings and those in business parks, logistics warehouses and distribution centres (cross-docking, e-commerce, cold and temperature-controlled storage), production plants and manufacturing complexes, planning-classified industrial land, Sale & Leaseback transactions and the valuation of businesses and intangibles for all kinds of processes: sale, corporate transactions, restructurings, purchase price allocation (PPA) and financial reporting. We do not deal with residential housing or the conventional office tertiary sector — our exclusive focus on industrial allows us to issue reports with the technical detail the sector needs.

Glossary · acronyms and technical terms
DCF — Discounted Cash Flow
Discounted cash flow: a financial valuation method that estimates the present value of the expected future cash flows of the asset or the company, discounted at a rate that reflects the cost of capital and risk.
IFRS — International Financial Reporting Standards
International accounting framework applicable to consolidated financial reporting. In a valuation context, IFRS 3 governs purchase price allocation (PPA), IFRS 13 defines fair value measurement and IFRS 16 governs lease accounting (key in Sale & Leaseback transactions).
PPA — Purchase Price Allocation
Accounting allocation of the price paid in an acquisition across the various assets acquired. It is carried out after the closing of an M&A transaction and requires an independent fair value valuation by asset type, defensible before an auditor (typically Big Four).
RICS — Royal Institution of Chartered Surveyors
International professional body founded in 1868 in the United Kingdom under Royal Charter, regulating valuation firms in more than 140 countries. Capital Appraisal is a firm regulated by RICS under the Valuer Registration Scheme (VRS), with periodic audits of processes, ethics and independence.
RICS Red Book — RICS Valuation – Global Standards
Global methodological standard published by RICS for professional valuations. It defines the bases of value (Market Value, Fair Value, FMV, OLV, FLV, etc.), the approaches (cost, market, income), the report structure and the independence requirements. It is the reference required by corporate banking, Big Four auditors and European regulators. It operationally implements the IVSC's IVS.
SLB — Sale & Leaseback
A transaction in which a company sells an industrial or real estate asset and then leases it back from the buyer. It releases capital from the balance sheet while retaining operational use of the asset. Common in logistics warehouses and production lines. It requires an independent valuation and modelling of the impact under IFRS 16.
What is it for?

Five situations in which you need this service

  1. Value a business or productive unit

Corporate transactions, restructurings, the entry or exit of shareholders and non-cash contributions require an independent value of the business or the productive unit. Discounted cash flow (DCF), market multiples and, where applicable, an asset base — all under the RICS Red Book.

  2. Value intangible assets (brands, patents, goodwill)

Brands, patents, industrial and intellectual property portfolios and goodwill for corporate transactions, purchase price allocation (PPA) and financial reporting. We apply relief-from-royalty, excess-earnings and market-comparable methods according to the nature of the intangible.

  3. Document value in a sale or non-cash contribution

Transactions involving the sale of logistics warehouses and productive units, non-cash contributions between group companies or asset reorganisation require an independent value — for the negotiation, for the notary and for the tax authority.

  4. Carry out a Sale & Leaseback of industrial property

Release capital from the balance sheet while keeping the operational use of the property: asset valuation, estimation of the market rent and a pre-packaged technical dossier for the investor buyer (SOCIMI, real estate fund, family office).

  5. Defend value in insolvency or judicial proceedings

Insolvency estate realisations and judicial proceedings require a technical valuation that is defensible before the court, of both the property and the productive unit. The RICS Red Book is the methodological basis that validates every figure.

Common questions

Frequently asked questions

What do special valuations cover?
Standalone industrial units and those in business parks, logistics warehouses, distribution centres, production plants, manufacturing complexes and designated industrial land, as well as the valuation of businesses, productive units and intangible assets (brands, patents, goodwill) for all kinds of processes. We do not value residential housing or conventional commercial office space.
What standing do your special valuation reports have?
The reports are prepared under RICS Red Book standards as a regulated firm, with tax and transaction standing before Spanish and European financial institutions, auditors, courts and administrations. They are the basis that a risk committee, a notary or the tax authority accepts directly.
How do you value a business or productive unit?
We combine the income approach (discounted cash flow of the productive unit, DCF), the market approach (multiples and comparables from real transactions) and, where applicable, the cost approach on the asset base. The report documents the basis of value applied and justifies it under the RICS Red Book, separating the value of the property, the productive assets and the intangibles where the engagement requires it.
Do you value intangible assets such as brands, patents or goodwill?
Yes. We value brands, patents, industrial and intellectual property portfolios and goodwill for corporate transactions, restructurings, purchase price allocation (PPA) and financial reporting. We apply the relief-from-royalty, excess-earnings and market-comparable methods according to the nature of the intangible.
What methodology do you apply to the valuation of industrial units?
We combine the three RICS approaches: cost (land plus depreciated construction), market (recent transactional evidence and comparables in the logistics area) and income (capitalisation of gross and net rents). The report documents all three and justifies the final weighting.
Do you carry out Sale & Leaseback of industrial property?
Yes. We support the client throughout the transaction process: valuation of the property, analysis of the leaseback's return, search for an industrial property investor and support in negotiating the terms of the subsequent lease agreement.
How long does a special valuation report take?
Standard 5-10 working days from the technical site visit or receipt of documentation. Landmark units, manufacturing complexes or business valuations require between 2 and 4 weeks depending on floor area, the documentation available and the complexity of the associated productive unit or intangible.
How is the valuation of the property integrated with the machinery inside it?
They are two complementary services. For a single engagement we usually value the unit (land plus construction) and the assets inside it (machinery, lines, equipment) separately, with two coordinated reports. This is necessary for Sale & Leaseback (where the SLB usually covers only the property) and for IFRS reporting (which separates asset categories).
Do you carry out valuations for real estate investment funds (SOCIMI, FII)?
Yes. We work for industrial funds specialising in logistics units and distribution centres, with recurring valuation timetables under the RICS Red Book. We cover both the property portfolio and, where applicable, the valuation of the companies and productive units the fund holds.
