Industrial Consultancy
Financial modelling, transaction advisory and capital optimisation across the industrial asset base, with RICS rigour for defensible investment decisions.
What is industrial consultancy?
Industrial consultancy is valuation applied to decisions — not to reports. What changes is the recipient: an investment committee, a board, an auditor or a buyer.
The difference from a standard valuation is the angle. A valuation answers "how much is this asset worth today?". Consultancy answers "what do we do with this asset base?": invest in renewal, refinance, sell a tranche, do a Sale & Leaseback, separate lines for a partial sale, reorganise the balance sheet before a process. Both require technical rigour — the second also requires an understanding of the decision.
We build interactive financial models on the industrial asset base: DCF with base / optimistic / pessimistic scenarios, sensitivity analysis, depreciation projections, sector benchmarking and executive dashboards. Each model is delivered with its documentary back-up, ready to defend before an auditor or committee — under RICS Red Book standards as a regulated firm.
Glossary · acronyms and technical terms
- ABL — Asset-Based Lending
- Corporate financing structured on the value of the collateral (industrial assets, warehouses, stock, accounts receivable) rather than on cash flow. It requires an independent valuation to set the LTV of the transaction.
- CAPEX — Capital Expenditure
- Capital investment spending: money allocated to renew, expand or improve the base of productive assets. The 3-5 year CAPEX plan is one of the standard deliverables in industrial due diligence.
- DCF — Discounted Cash Flow
- Discounted cash flow: a financial valuation method that estimates the present value of the expected future cash flows of the asset or the company, discounted at a rate that reflects the cost of capital and risk.
- IFRS — International Financial Reporting Standards
- International accounting framework applicable to consolidated financial reporting. In a valuation context, IFRS 3 governs purchase price allocation (PPA), IFRS 13 defines fair value measurement and IFRS 16 governs lease accounting (key in Sale & Leaseback transactions).
- M&A — Mergers & Acquisitions
- Mergers and acquisitions: corporate purchase and sale transactions between companies. In industrial contexts they require an independent valuation of the tangible asset component.
- PPA — Purchase Price Allocation
- Accounting allocation of the price paid in an acquisition across the various assets acquired. It is carried out after the closing of an M&A transaction and requires an independent fair value valuation by asset type, defensible before an auditor (typically Big Four).
- RICS Red Book — RICS Valuation – Global Standards
- Global methodological standard published by RICS for professional valuations. It defines the bases of value (Market Value, Fair Value, FMV, OLV, FLV, etc.), the approaches (cost, market, income), the report structure and the independence requirements. It is the reference required by corporate banking, Big Four auditors and European regulators. It operationally implements the IVSC's IVS.
- SLB — Sale & Leaseback
- A transaction in which a company sells an industrial or real estate asset and then leases it back from the buyer. It releases capital from the balance sheet while retaining operational use of the asset. Common in logistics warehouses and production lines. It requires an independent valuation and modelling of the impact under IFRS 16.
Five situations in which you need this service
-
Build the DCF financial model for an investment committee
When the committee needs a quantitative decision on the asset base, we build the interactive DCF model with base / optimistic / pessimistic scenarios, sensitivity analysis and depreciation projections. Ready to defend in the room.
-
Advise the CFO on a Sale & Leaseback transaction
We structure the SLB of production lines or industrial buildings: asset valuation, estimation of the market rent, assessment of the impact on the balance sheet and the income statement, and preparation of the technical dossier for the buyer.
-
Support the qualitative due diligence of a strategy consultancy
Strategy consultancies (McKinsey, BCG, Bain) need independent technical support on the industrial component of the target. We provide the valuation and technical-condition piece that complements the commercial and financial due diligence.
-
Optimise the capital structure with industrial collateral
When an industrial corporation has capital locked into fully depreciated assets with significant real value, we identify the concrete levers: ABL, secured refinancing, selective SLB or partial divestment — quantified and prioritised.
-
Analyse profitability by production line or site
For closure, modernisation or industrial reorganisation decisions, we build the profitability analysis asset by asset and line by line, with sector benchmarking and real depreciation curves — the figure that changes investment decisions.

Frequently asked questions
- What type of projects does industrial consultancy cover?
- CAPEX investment plans, asset portfolio optimisation, production restructuring, technical feasibility analysis for financing, sector regulatory compliance and strategies for the digitalisation of industrial inventories with Indaxy.
- Do you work only with large companies or also with SMEs?
- Both. We adapt the scope and methodology to the size of the project. For industrial SMEs we have affordable initial diagnostic packages; for large groups we deliver long-running multi-plant projects.
- How is the consultancy team structured?
- A partner in charge, a senior consultant and technical valuers specialised by sector. A dedicated team for the full duration of the project, with weekly reporting to the client's sponsor.
- Do you build bespoke DCF models or use templates?
- Bespoke models built on Excel plus Asset Studio data. Each model is calibrated to the client's dynamics: cost structure, product mix, maintenance policy and the real useful life of the assets. We deliver the model open (unprotected) with every input visible — the client can defend it before an auditor or committee.
- Is the consultancy delivered with documentary back-up?
- Yes. Every figure in every conclusion has its back-up: public sources (Bloomberg, sector data), our own comparables (the industrial secondary market), client data under NDA and explicit assumptions. The back-up is delivered as an annex to the executive report, ready to defend before an auditor, committee or bank.
- Do you combine consultancy with due diligence or valuation?
- Frequently. The client engages us for a valuation or industrial DD, followed by a consultancy that translates the technical findings into decisions: CAPEX, SLB, partial divestment, refinancing. The continuity of the team shortens the overall cycle and lowers the aggregate cost compared with hiring two separate firms.
- Do you assist with presentations to a committee or board?
- Yes. When the decision is taken by an investment committee, board or general meeting, we attend the presentation to defend the technical data directly before the decision-makers. This is especially valuable in transactions where the industrial component is material and the decision depends on the technical credibility of the value.
